This parcel consist of 841 +/- acres and is currently in the final stages of a permitting process to become a registered wetland mitigation bank.  This mitigation bank will have an excel of $5,000,000 of potential credits which can be sold to the public when the development impacts current wetlands.  This investment would provide an excellent income stream potentially over the next 10 years.  The current owner has spent approximately 2 years of engineering as well as consulting work to get this mitigation bank to its current stage.  This is a rare opportunity to purchase a new mitigation bank which would service Horry County and all the developments that would be in this surrounding area.

Location/Directions

From North Myrtle Beach travel west on Hwy 9 to Longs Community.  Turn left on Hwy 905 toward Conway.  Travel approximately 3 miles and turn right on Bear Grass Road.  Travel approximately 1 1/2 miles, turn right on Hemmingway Road.  Tract is approximately 1 1/2 miles and fronts on Hemmingway Road across from Cedar Branch Road. Look for Advance Land and Timber signs.
