40 Acres - Surrounded by US Forest Service!
Clay County, Alabama

Advance Land and Timber Tract Number A26

General Features
Acreage 40
General Description Extremely hard to find - this tract is totally surrounded by the Talladega National Forest.  The tract Lies on a ridge parallel with Mount Cheaha (Alabama's highest point) prominent to the west.

This property is accessed via a Talladega National Forest all-weather gravel road which runs through the center of the property.

All landlines and corners prominently marked - firebreak lane all around the property.  This tract has a dense stand of merchantable old growth timber.

Excellent deer, small game, and turkey - Clay County is one of only 6 counties in Alabama offering both a fall and spring turkey season!  Also, Clay County has a very liberal deer limit with 2 per day (1 doe and 1 buck) for the first 46 days of the 70 day season (through January 31st!).

Timber Profile The south 1/2 of the tract has an excellent stand of mixed pine and hardwood mature timber.  The hardwood is primarily red, white and chestnut oak, the pine is longleaf, loblolly, shortleaf and virginia.

The north 1/2 of the tract is in planted pines that were thinned in 1995 and most are at the chip-n-saw stage of growth.

The estimated total stumpage value of the timber on this 40 acre tract is $50-60,000 at current local market prices.

Location / Directions Take Alabama Highway #9 South from I20.  Continue 5.2 miles south past the Highway 9 / Highway 431 intersection.  Right on CR 66 (Good Hope Del road)  Proceed 2.5 miles.  Right on Forest Service road 512 (no sign - 500 yards past Good Hope Church).  Proceed .6 of a mile to the property.
